Barndominium Kits in Virginia

A barndominium kit is the engineered shell: primary frame, secondary framing, roof and wall panels, fasteners and trim, delivered to your site with drawings your building department will accept. Virginia makes that harder than it looks for a catalogue vendor. There is one building code here and no locality may amend it, but the 2021 Virginia Residential Code prints Table R301.2 blank — a header row naming thirteen criteria and a body row of em-dashes — and instructs that the criteria shall be established by the local jurisdiction. So the wind speed, ground snow, frost line and seismic category on your drawings come from your own county or city, not from the Commonwealth and not from a national spec sheet.

How a barndominium kits project runs

Four stages, in this order. The sequence matters more than it looks: getting engineering and permitting settled before anything is fabricated is what keeps a build from stalling.

Size and layout

We start from your footprint, ceiling height, door and window openings, and how much of the building is living space versus shop. That split drives the frame design more than square footage does, because the shop bay usually sets the eave height and the living wing sets the roof pitch.

Engineering for your locality

Drawings are stamped by a Virginia-licensed professional engineer against the figures your jurisdiction has filled into its own Table R301.2. The spread is real: Virginia Beach publishes a 10 psf ground snow load and a 12-inch frost line, Virginia Tech’s Blacksburg campus publishes 46 psf, Fairfax and Loudoun publish 24 inches, and seismic design categories A, B and C are all published by one Virginia locality or another. Exposure category is site-specific under VRC Section R301.2.1.4, and on open farmland a plan drawn to Exposure B is the classic failure.

Fabrication and delivery

The frame is fabricated, then delivered on a schedule you confirm. We stage delivery so the slab is cured and the site is accessible before steel arrives, which on a rural Virginia parcel usually means the driveway and culvert go in first.

Erection support

You get the erection drawings, the anchor bolt schedule and phone support. If you would rather not swing steel yourself, we quote erection as an add-on. Either way the structural members and fasteners have to be inspected before concealment, which is the fourth of the seven minimum inspections under USBC Section 113.3.

A national kit vendor engineers a package once, to a generic spec, and ships it everywhere. Virginia does not work that way. The Virginia Residential Code prints Table R301.2 blank — a header row naming thirteen criteria and a body row of em-dashes — and instructs that additional criteria shall be established by the local jurisdiction. Thirteen footnotes repeat it, one per column. So the wind speed, ground snow, frost line, seismic category, weathering, termite class and ice-barrier answer on your drawings come from your own building department, not from Richmond and not from a catalogue. Published ground snow across the Commonwealth runs from 10 psf on the coast, which is what Virginia Beach and Chesapeake publish, to 46 psf at Virginia Tech’s Blacksburg campus. That is a factor of four, and it is the difference between a frame that passes review and one that gets redrawn.

The code is not what changes when you cross that line — the Uniform Statewide Building Code applies on both sides of it and enforcement is mandatory everywhere. What changes is who reviews the drawings, what they charge, how the land is zoned, and the criteria that locality has filled into Table R301.2. Two parcels twenty miles apart can carry completely different engineering.

What actually decides the price

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • Clear span width

    The distance between columns drives frame weight faster than anything else. Going from 40 to 60 feet of clear span costs more than adding 20 feet of length to the same building, because every pound of roof load on a wide span arrives at two column bases with no interior bearing wall to shorten the path.

  • Eave height

    Taller columns need heavier sections and bigger footings under them. A 16-foot eave for an RV bay is a different building from a 10-foot eave, not a taller version of the same one — and the taller shop wall is also the wall that snow drifts against where the living wing is lower.

  • The criteria your locality actually publishes

    Ground snow between 10 psf and 46 psf, frost line between 12 and 24 inches, and exposure category decided on a site-specific basis under R301.2.1.4 rather than assumed. Two Virginia jurisdictions twenty miles apart can hand a kit completely different engineering, and the Roanoke metro proves it: the city publishes an 18-inch frost line and the county, Salem and Vinton publish 24 inches, off one shared sheet.

  • The envelope, which no kit solves

    A shell is not a house. Walls have to reach R-15, or R-13 plus R-1 continuous, everywhere in Virginia, and the finished building has to test at not more than 5 air changes per hour at 50 pascals with a signed written report going to the building official. In a metal building that means a designed assembly — girt cavity plus continuous insulation, or an insulated metal panel — and detailing at every purlin penetration, base trim and door jamb. That work is priced separately from the frame because it is separate work.

8 questions we get asked most often about building in Virginia. If yours is not on the list, ask it directly.

What is actually in the kit, and what do I still have to buy?
You get the engineered structure and the envelope: primary frame, secondary framing, roof and wall panels, fasteners, trim, closures, and the drawings. You do not get the slab, the doors and windows, the insulation assembly, or anything on the inside. Nor do you get the site work, the well, the septic system or the utility runs — and on rural Virginia land those are frequently the larger half of the project. People underestimate that second list, so every quote comes with a written exclusions sheet rather than leaving it to be discovered a month into the job. The other thing a kit does not include is the local answer: which criteria the package was engineered against, and whether the building official reviewing it agrees.
Will a national vendor’s stock drawings be accepted in Virginia?
Only if they happen to answer the right locality’s numbers, and there is no way for a vendor engineering to a generic spec to know that. Virginia has one code — the 2021 Uniform Statewide Building Code, effective 18 January 2024, which supersedes every local building code and which no locality may amend — but Table R301.2 is deliberately left for the locality to fill in, and each one publishes its own sheet. Those sheets are also of uneven vintage: some carry an older edition in the header, one uses pre-IRC vocabulary and cites a flood map current to 1997, and one prints a mean annual temperature that cannot be a Virginia figure. So the honest process is to pull the sheet your building department is reviewing to today, engineer the package against it, and keep the sheet with the submittal. Ask any vendor which Virginia locality’s published criteria their package was engineered to. If the answer is a state name, the drawings have not been done for your parcel.
What snow load should a kit be engineered to, and why does the ASCE edition matter?
Ask both questions, in that order, because in Virginia right now they have different answers. Published ground snow runs from 10 psf on the coast to 46 psf at Virginia Tech’s Blacksburg campus, with the heaviest figures through the Alleghany, Shenandoah and Blue Ridge belt and the New River Valley. Then there is a live wrinkle: several of the largest building departments have published formal guidance that the snow figures printed in the 2021 commercial code are the ASCE 7-16 maps while the rest of the code intends ASCE 7-22, that a design must follow one edition throughout and designers are not permitted to mix the two, and that mixing them can under-estimate ground snow by around 25 psf. Prince William County issued that policy effective 16 December 2024, Hanover County issued a near-identical one, and Fairfax County publishes materially the same guidance. Chesterfield and Fauquier have stopped publishing a number at all and now simply say to use ASCE 7-22. Snow rarely forces engineering by itself — the prescriptive ceiling in R301.2.3 is 70 psf ground snow and no Virginia figure approaches it — but the shape of this building type does: unbalanced snow, snow sliding off a tall metal roof onto a lower one, and drift against the shop wall are all ASCE Chapter 7 problems the ground number alone does not describe.
Can I staple 6-mil poly to the inside of the girts?
No, and this is the single most common piece of bad shop-conversion advice in circulation. Virginia is climate zone 4A — mixed-humid — almost everywhere, with nineteen localities in 3A and five in 5A, all named in the code’s own table. Table R702.7(2) of the residential code lists a Class I vapor retarder as Not Permitted on the interior side of frame walls in climate zones 3 and 4 other than Marine 4. Class II is permitted, with a condition where it is used with exterior foam sheathing, and Class III is permitted. Class I is allowed only in Zone 5A, which in Virginia means Alleghany, Bath and Highland counties and the cities of Covington and Clifton Forge. A poly sheet on the girts anywhere else is both a code violation and the mechanism that soaks the insulation every August, because the vapour drive reverses seasonally in a mixed-humid climate. Under the slab the rule inverts and becomes mandatory: R506.2.3 requires a minimum 10-mil vapor retarder conforming to ASTM E1745 Class A with joints lapped not less than 6 inches, between the slab and the base course or subgrade. Its exception covers garages, utility buildings and other unheated accessory structures — so the unheated shop bay is exempt and the conditioned living side is not. In a barndominium those two halves are usually one pour, which makes it a detailing decision before the concrete is ordered.
Does a steel building still need termite treatment?
Read R318.1 before you pay for a treatment you may not need. It requires protection in areas subject to damage from termites as indicated by Table R301.2, and it lists six accepted methods — chemical termiticide, a baiting system, pressure-preservative-treated wood, naturally durable termite-resistant wood, physical barriers, and cold-formed steel framing in accordance with Sections R505.2.1 and R603.2.1. The sixth one is the point: cold-formed steel framing is itself one of the code’s accepted termite protection methods, not a reason to add another. The trigger is your locality’s own termite entry, and almost every Virginia jurisdiction that publishes one publishes moderate to heavy. That matters for a second reason too — R318.4’s ban on foam plastics under and beside below-grade foundation walls and slabs applies only where the probability is very heavy, and none of the Virginia jurisdictions whose tables are on file publishes very heavy, so perimeter foam is not restricted by that section in those localities. One thing steel does not get you out of: Virginia added R408.3.1, requiring a 1-to-2-inch termite inspection gap below the sill plate throughout an unvented crawl space, and its only exception is areas not subject to termite damage as indicated by Table R301.2.
How does a shell package meet Virginia’s energy code?
Not on its own — the shell is where the energy work starts. Three Virginia requirements are the same everywhere in the Commonwealth and they govern the whole assembly. Wood frame walls must reach R-15, or R-13 plus R-1 continuous, in climate zones 3A, 4A and 5A alike. The finished building must test at not more than 5 air changes per hour at 50 pascals — Virginia amended the model code’s 3.0 up to 5.0 — with the test performed by one of a named list of qualified parties trained on the equipment, and a signed written report delivered to the building official. And electric resistance heat may not be the primary heat source where a ducted or ductless heat pump can be installed. Ceiling values follow the code’s per-county climate zone table: R-49 in the nineteen Zone 3A localities and R-60 across Zone 4A and Zone 5A. In a metal building the blower-door number is decided by the air barrier rather than the insulation, and a steel frame’s weak points are entirely predictable: purlin penetrations, base trim, wall-to-roof transitions and overhead-door jambs. Any national summary telling you Virginia requires 3 air changes is quoting the unamended model code.
Is a flat-packed kit treated as a modular or industrialized building?
Usually not, and the test is not whether something was built in a factory. Under 13VAC5-91-10 the dividing line is closed panel construction — a wall, roof or floor component manufactured off site where part of it cannot be inspected at the building site without disassembly or damage. A pre-cut or pre-engineered kit, a bolt-together red-iron frame, a post-frame package and its trusses are components, not closed panels, so they stay in the ordinary permit-and-inspection track. An open-wall panelized shell whose cavities, wiring and insulation are still visible is also outside it. Sheathed-both-faces closed panels and volumetric modules are inside it, and the regulation prices them: 13VAC5-91-260(C) requires one registration seal for every 600 square feet of floor area of closed panel construction. There is a real trap attached. A closed-panel or modular shell that arrives from an out-of-state plant without a Virginia registration seal falls under 13VAC5-91-120, which lets the building official require full plans and specifications and expose concealed parts of the building to the extent necessary to permit inspection. The seal goes on before the building leaves the plant; it cannot be bought afterwards without that exposure.
What should I ask a kit supplier before I pay a deposit?
Five questions, and they take a minute. First, which Virginia locality’s published Table R301.2 the package was engineered against — a state name is not an answer. Second, which ASCE edition the snow figures came from, given the guidance several Virginia building departments have published about not mixing 7-16 and 7-22. Third, what exposure category was assumed, because open Virginia farmland is where these buildings go and the code makes exposure a site-specific determination under R301.2.1.4. Fourth, whether the quote includes the foundation and anchor bolt plan: Virginia rewrote R403.1.6 to address steel directly, requiring cold-formed steel framing to be anchored directly to the foundation or fastened to wood sill plates per R505.3.1 or R603.3.1, with minimum half-inch bolts or approved anchors, at least 7 inches of embedment into concrete or grouted masonry, spacing no greater than 6 feet on centre, at least two bolts or straps per piece and one within 4 to 12 inches of each end. Fifth, whether an ice barrier is required where you are building, and note that R905.1.2’s list covers metal roof shingles but not standing-seam or exposed-fastener metal panels — so the answer differs by roof product as well as by locality. A supplier who handles all five cleanly has done the work.
