Metal Homes in Virginia

A metal home wraps an engineered frame in a standing-seam or exposed-fastener envelope: a roof that shrugs off UV and driving rain, and a skin termites will not touch. The hard part in Virginia is not the steel, it is the moisture. The state spans three energy climate zones assigned locality by locality in the code’s own table, it is mixed-humid almost everywhere, and a Class I vapour retarder — the polyethylene sheet a lot of shop-conversion advice recommends stapling to the girts — is not permitted on the interior side of frame walls in Climate Zones 3 and 4. We specify the whole assembly deliberately, and the finished building has to test at 5 air changes per hour to prove it.

How a metal homes project runs

Four stages, in this order. The sequence matters more than it looks: getting engineering and permitting settled before anything is fabricated is what keeps a build from stalling.

Envelope and panel choice

Standing-seam versus exposed-fastener, gauge, finish warranty and fastener metallurgy. One Virginia-specific point gets decided here: the ice barrier provision at VRC Section R905.1.2 lists metal roof shingles and does not list metal roof panels, so which product you choose changes what the roof assembly owes the code in the localities that answer yes to ice barrier.

Insulation and vapour strategy

The wall has to reach R-15, or R-13 plus R-1 continuous — one of the few numbers that is the same everywhere in Virginia — which in a girt wall means a designed assembly rather than a batt. The vapour retarder class then has to be one VRC Table R702.7(2) permits in your zone. The ceiling value is where your locality matters: R-49 in the nineteen localities the code’s table names as Zone 3A, R-60 in 4A and 5A.

Frame, slab and dry-in

Frame erection then roof and wall panels, sealed at every penetration and transition. Under the conditioned part of the slab, VRC Section R506.2.3 requires a minimum 10-mil ASTM E1745 Class A vapour retarder with joints lapped not less than six inches; unheated accessory space is excepted, and in a barndominium those two halves are often the same pour.

Interior build-out and the test

Interior framing, systems and finish, with the thermal envelope verified before drywall closes it up. The building then has to test at not more than 5 air changes per hour at 50 pascals, with a signed written report going to the building official. In a metal building the weak points are predictable: purlin penetrations, base trim and overhead-door jambs.

In most of Virginia, the polyethylene sheet on the inside of the girts is not permitted

Stapling 6-mil poly to the inside face of a metal building's girts is standard advice in shop-conversion circles, and in most of Virginia it is both a code violation and the mechanism that soaks the insulation every August. VRC Table R702.7(2), Vapor Retarder Options, lists a Class I vapour retarder as “Not Permitted” on the interior side of frame walls in Climate Zones 3 and 4, except Marine 4. Class II is permitted, with a condition where it is used together with exterior foam sheathing, and Class III is permitted. Class I is allowed only in Zone 5A, which in Virginia means Alleghany, Bath and Highland counties, the City of Covington and Clifton Forge — five entries in a state of one hundred and thirty-three counties and independent cities. The reason is climate rather than pedantry. Virginia is 4A, mixed-humid, almost everywhere, so the vapour drive reverses with the season: outward in winter, inward through a hot, humid summer. A sheet that stops drying in one direction traps the moisture arriving from the other.

What actually decides the price

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • Which climate zone your county is in

    This is one of the few design numbers Virginia genuinely sets itself, county by county, in the code's own table. Virginia is Zone 4A everywhere except five localities in 5A and nineteen in 3A. It moves real money at the ceiling: the code's insulation table prints R-49 for 3A and R-60 for 4A and 5A. The wall value does not move — R-15, or R-13 plus R-1 continuous, across all three.

  • The wall assembly that reaches R-15 or 13+1

    That figure is statewide, and in a metal building it is not reached with a batt in a stud bay because there are no stud bays. It takes a designed assembly — girt-cavity insulation plus continuous exterior insulation, or an insulated metal panel — and the thermal bridge at every girt has to be dealt with rather than ignored. The frame wall U-factor Virginia prints alongside it is 0.079 in all three zones.

  • Air sealing, because the test is real

    Virginia requires the finished house to test at not more than 5 air changes per hour at 50 pascals, and a signed written report goes to the building official. A steel building's air barrier is its weak point: every purlin penetration, every base trim, every overhead-door jamb. Detailing that at design stage is far cheaper than chasing a failed test through a finished building.

  • What goes under the slab and under the floor

    VRC R506.2.3 requires a minimum 10-mil vapour retarder conforming to ASTM E1745 Class A, joints lapped not less than six inches, between the slab and the base course. The exception covers garages, utility buildings and other unheated accessory structures — so the unheated shop bay is exempt and the conditioned living side is not, and in a barndominium those are often the same pour. If the design uses an unvented crawl space instead, Virginia requires dehumidification sized at 70 pints per day per 1,000 square feet of crawl space floor area.

Can I staple a plastic vapour barrier to the inside of the girts?
In most of Virginia, no. VRC Table R702.7(2) sets out the vapour retarder options for frame walls by climate zone, and for Climate Zones 3 and 4, other than Marine 4, a Class I vapour retarder is listed as “Not Permitted” on the interior side. Class II is permitted, with a condition attached where it is used together with exterior foam sheathing, and Class III is permitted. The only Virginia territory where Class I is allowed at all is Zone 5A — Alleghany, Bath and Highland counties, the City of Covington, and Clifton Forge. Six-mil polyethylene is a Class I retarder, and it is exactly what a great deal of shop-conversion advice recommends. The physics behind the rule is the part worth carrying away. Virginia is mixed-humid, which means the wall is drying outward in January and being driven inward by hot humid air in August. A vapour-tight sheet on the warm-in-winter side stops the assembly drying inward, so summer moisture condenses against it and sits in the insulation. In a metal building, where the exterior skin is already effectively vapour-closed, that leaves the assembly with nowhere to dry in either direction. The right answer is a Class II or Class III retarder chosen as part of a whole assembly, not a roll of plastic added at the end.
Which climate zone is my parcel in?
Unlike wind, snow and frost depth, this one is not left to your building department. The climate zone assignment is published county by county in the code's own table, VRC Table N1101.7. Virginia is Climate Zone 4A for every county and independent city except two groups. Zone 5A is Alleghany, Bath, Clifton Forge, Covington and Highland. Zone 3A is Brunswick, Chesapeake, Emporia, Franklin, Greensville, Halifax, Hampton, Isle of Wight, Mecklenburg, Newport News, Norfolk, Pittsylvania, Portsmouth, South Boston, Southampton, Suffolk, Surry, Sussex and Virginia Beach. Two traps in reading that list. The “Franklin” in the 3A group is the City of Franklin, the independent city beside Southampton County in Hampton Roads — not Franklin County near Rocky Mount and Smith Mountain Lake, which publishes Climate Zone 4 on its own design sheet. Virginia's independent cities appear in the table as their own entries alongside counties, so a county and a city sitting inside it can each carry a line — and the table also keeps entries for South Boston and Clifton Forge, both of which reverted from city status and are now towns inside Halifax and Alleghany counties. Read the entry that matches your parcel, not the one that matches the name you use for the area. The second trap is inferring the zone from the weather: Rockingham, Augusta, Shenandoah, Frederick, Grayson, Smyth, Washington, Wise and Lee carry some of the state's heaviest snow loads and are all 4A.
Do I need an ice barrier under a metal roof?
Almost certainly not on a panel roof, and this is the detail most often got wrong. VRC R905.1.2 requires an ice barrier where the locality's Table R301.2 calls for one, and it names the roof coverings it applies to: asphalt shingles, metal roof shingles, mineral-surfaced roll roofing, slate and slate-type shingles, wood shingles and wood shakes. Metal roof panels — standing-seam and exposed-fastener, covered at R905.10 — are not on that list. So a panel-roofed barndominium sits outside R905.1.2 even in the localities that answer YES to the ice barrier row, which include Fairfax, Arlington, Henrico, Fluvanna, Amelia, Campbell, Goochland, Shenandoah and the Virginia Tech campus. Localities answering NO include Rockingham, Powhatan, Pittsylvania, Virginia Beach, the City of Roanoke, Roanoke County, Salem and Vinton. The distinction that catches people is metal shingles versus metal panels: metal roof shingles are named in R905.1.2 and are inside the requirement. Worth saying plainly, because a supplier who applies a shingle rule to a panel roof is adding cost for nothing, and one who applies a panel assumption to a metal-shingle roof is leaving out something the code asks for.
What insulation does the code actually require?
Two numbers do most of the work and one of them is the same everywhere in Virginia. The wall value is R-15, or R-13 plus R-1 continuous, and Virginia amended the table so that Zones 3A, 4A and 5A all carry it; the frame wall U-factor alternative is 0.079 in all three. The ceiling value is where the zone matters: R-49 in the nineteen 3A localities, R-60 in 4A and 5A. Around them sit the rest of the table — fenestration U-factor 0.30 and skylight U-factor 0.55 throughout, glazed SHGC 0.25 in 3A and 0.40 in 4A and 5A, floor R-19 in 3A and 4A and R-30 in 5A, and slab insulation of R-10 continuous to a depth of two feet in 3A and four feet in 4A and 5A. Getting to the wall number in a metal building is the interesting part, because there is no stud cavity to fill: it takes girt-cavity insulation with continuous exterior insulation over it, or an insulated metal panel system, with the thermal bridge at each girt accounted for. One caution about locality documents — at least one county's own energy page prints a ceiling value that disagrees with the code table for its zone. The code table governs.
What is the blower-door test and will a metal building pass it?
It is a measured air-leakage test on the finished house, and in Virginia it is a hard requirement rather than a target. The building must test at not more than 5 air changes per hour at 0.2 inches of water gauge, which is 50 pascals, using RESNET/ICC 380, ASTM E779 or ASTM E1827, and a signed written report goes to the building official. That 5 is a genuine Virginia divergence worth knowing about: the unamended 2021 energy code requires 3.0 air changes per hour in these climate zones, and Virginia amended it to 5, so any national summary quoting 3 is wrong here. The code also sets out who may run the test — Virginia registered design professionals, certified HERS raters, certified BPI Envelope Professionals, certified duct and envelope tightness raters, and contractors holding the relevant Virginia credentials, each trained on the equipment used. A metal building passes it when the air barrier was designed rather than assembled. The leaks are always in the same places: purlin and girt penetrations, the base trim where the panel meets the slab, the overhead-door jambs and header, and every service penetration through the skin. There is nowhere in Virginia this does not apply — enforcement of the code is the local building department's responsibility, and where a locality has no building department the governing body must arrange for another locality or agency to enforce it.
Will condensation drip off the underside of my roof?
It will if the assembly lets warm moist interior air reach a cold metal surface, and that is a design problem rather than a fact of life about metal buildings. The three parts of the answer are the wall, the roof and the floor. In the wall, the retarder class has to be one the code permits in your zone, which in most of Virginia rules out Class I on the interior face. In the roof, the insulation has to be continuous and in contact with what it is insulating, so there is no cold plane with air circulating behind it. Under the floor, VRC R506.2.3 requires a minimum 10-mil vapour retarder conforming to ASTM E1745 Class A with joints lapped at least six inches between the slab and the base course, with an exception for garages, utility buildings and other unheated accessory structures — which is to say the conditioned half of a barndominium slab needs it even where the shop half does not. Virginia also rewrote the fill rule underneath: fill must be free of vegetation and foreign material, natural non-organic material not susceptible to swelling when wet, compacted for uniform support, and no more than 24 inches deep for clean sand or gravel or 8 inches for earth, unless a registered design professional certifies otherwise and the building official approves. On a cut-and-fill pad that is a real constraint. If the design uses an unvented crawl space instead of a slab, Virginia requires dehumidification sized at 70 pints per day per 1,000 square feet of crawl space floor area, plus a one to two inch termite inspection gap below the sill plate.
Can my county tell me I cannot have metal siding?
Not by general building ordinance, and that is a statutory answer rather than an opinion. Va. Code § 36-98 says the Uniform Statewide Building Code supersedes the building codes and regulations of counties, municipalities and other political subdivisions, and it goes further for single-family residential construction specifically: the code also supersedes local ordinances applicable to single-family residential construction that regulate dwelling foundations or crawl spaces, that require the use of specific building materials or finishes in construction, or that require minimum surface area or numbers of windows. Those middle two items are exactly the ordinances a metal-clad house runs into — the “brick or stone front elevation required” rule and the minimum-window-area rule. But read the exceptions clause that follows in the same section, because that is where the local power went. The code does not supersede proffered conditions accepted as part of a rezoning application, conditions imposed on the grant of a special exception, special or conditional use permit or variance, conditions attached to a cluster development, land use requirements in airport or highway overlay districts, historic districts created under § 15.2-2306, or local floodplain regulations adopted as a condition of participating in the National Flood Insurance Program. So the honest answer is that an appearance requirement your county cannot impose by general ordinance it may still be able to impose through the zoning instrument attached to your particular parcel. Check the proffers and the overlay districts on the title before you buy, not after.
What should I ask a metal building supplier before I sign?
Four questions, and they take a minute each. First, which climate zone the package was specified for, and ask them to name your county rather than the region — the zone assignment is per-county in the code's own table and it changes the ceiling value. Second, what the wall assembly is that reaches R-15 or R-13 plus R-1 continuous, and where the continuous insulation sits relative to the girts; “R-19 batts” in a girt wall is not an answer to that question. Third, what vapour retarder class is drawn on the wall section, and whether that class is permitted in your zone — Class I is not permitted on the interior side of frame walls in Zones 3 and 4. Fourth, who runs the blower-door test, who signs the report that goes to the building official, and what happens contractually if the building tests above 5 air changes per hour. A supplier who answers all four cleanly has actually engineered an envelope. One who treats insulation as a line item added after the frame is quoting you a shed with a bedroom in it.
